Step 3 - Offer

All bids received will be put in priority order to produce a list of eligible applicants for each property advertised. The landlord of the property will carry out any outstanding eligibility checks, (e.g. rent checks, household circumstance checks).

If you are top priority

If your name is at the top of the priority list, you will normally be invited to view the property unless there are reasons why we are unable to do this. For example, you have rent arrears or the council or your Housing Association partner Landlord is taking legal action against you for breaching a tenancy condition. If we are unable to offer the property to the applicant at the top of the list we will move to the next applicant.

If you turn down the property

If you decide to refuse the property it will be offered to the next person on the priority list.

If you refuse three offers, your place in the band will drop to the bottom for 12 months. This penalty will happen again each time you refuse another offer. After the 12 months, your original priority date will be restored.

If you are offered a property you will not be shortlisted for other properties until you have decided to either accept or refuse the offer.

If you accept the property

If you accept the property, you will be advised when you can sign for the tenancy and when it will commence. Tenancies normally start on a Monday. There are some exceptions to this start day, with some of our housing association partners.

Ground floor properties

Preference for ground floor properties will be given to applicants requiring or recommended ground floor only accommodation e.g. on medical grounds.

More specifically, Category A or B wheelchair accessible homes will be offered to applicants recommended for this type of property.
